Buying - Sellers name is not correct on the Deed

Different Deed Per Notarizing State

I was trying to create a proper deed for notarization for a seller located in FL. I am buying a property located in Costilla Colorado. A problem arises when Florida requires 2 witnesses on deed and LGpass's deed did have that included.

Deceased Grantor

I am buying a property that has two ppl on the current deed. One of them passed away with death cert. My question is that when buying their property and preparing the deed, should I still leave the deceased person as a grantor (so both grantors are on the new deed) and just give one signature box for the other person to sign and deed me the property?
