Deceased Grantor

I am buying a property that has two ppl on the current deed. One of them passed away with death cert. My question is that when buying their property and preparing the deed, should I still leave the deceased person as a grantor (so both grantors are on the new deed) and just give one signature box for the other person to sign and deed me the property?

How do I edit / control the "Relationship:" field in Inventory?

I bought several properties from the same guy and all the "relationship" fields read the same thing - I can't tell which APN is which property in the inventory. How do I search inventory by APN?

I can't update the Owners Address

When trying to update an address, the "Owner's Address" field is not updating in the mailing tab. It reverts to the prior address
